when you make an offer on a house, it is a very important step. Some say it's more important then the contract itself. I would say nearly since most of the contract content is set by the offer

Why?

Because it binds the buyer and the seller in a form of contract to buy and sell and can only be break on certain conditions. without those conditions the other participant can sue you and your likely to need to pays some kind of dommage.
